My first property hunt: Bestech City 2 reality check
First-time home buying feels like a huge maze, honestly. I'm seriously considering Bestech City 2 in Gurgaon, the ongoing project, for my first home. My budget is around ₹2 Cr to ₹2.5 Cr for a 3BHK, so this fits. On paper, amenities like the clubhouse, pool, gym, sab kuch looks great. But actual residents, kya woh sab daily use hota hai? Matlab, are these amenities genuinely useful, ya sirf brochures mein accha lagta hai? I'm worried about high maintenance charges for things we might not even use. Aur neighbourhood ka kya scene hai? Schools, markets, hospitals kitne paas hain? Is Bestech City 2 genuinely good for daily living, ya sirf good on paper? Any current residents, please share your real experience. I'm really trying to understand the actual amenity quality and livability aspect.

Maintenance charges ka toh poora darr hai yaar. Kitna expect karna chahiye for a 3BHK in such projects?
Haan bhai, ₹6-7k toh minimum pakad ke chalo. Bahut high hote hain.
U3, maintenance charges for projects like Bestech City 2 can easily be ₹5000-₹8000 per month for a 3BHK, maybe even more depending on the amenities. This includes security, common area electricity, lift maintenance, club house, pool, gym, gardening etc. Some societies even charge extra for specific amenities. So, budget accordingly, it's a significant recurring cost.
Bhai, ongoing project se bach ke raho! My friend booked in Bestech Park View Ananda a few years back, and possession was delayed by almost 2 years. Builders show fancy renders, but ground reality is different. Amenities ka kya, pehle ghar haath mein aaye! Always check their past project delivery record and current market conditions. Gurugram mein delays common hain, especially post-COVID. Have you checked the RERA possession date for this one?
U9, RERA hai but delays toh ab bhi hote hain. My brother bought a flat in Badshahpur, different builder, RERA registered project tha, but still got delayed by 1.5 years. Builder ne last minute pe kuch excuses de diye. So, RERA is a shield, but not a guarantee. Always keep a buffer for possession dates. 2026 October is still far, a lot can happen.
U2, I understand your concern, but Bestech City 2 has a clear RERA number GGM/730/462/2023/74. The possession date is Oct 2026. While delays happen, RERA has made things much better. It's not like the old days. My cousin booked in Bestech Park View Sanskruti and got possession on time.

Sahi kaha U1, RERA status check karna bahut zaroori hai. Ongoing projects mein developers ka track record aur construction pace dekhna chahiye. Bestech ka record mixed hai, kuch projects time pe diye hain, kuch mein delay hua hai.
