₹1.8 Cr for a 3BHK in Sector 63A from Pegasus Developers – seems high for a first-time investor like me. Builders bolte hain 'fixed price', but I'm sure negotiation chalta hoga. Kitna realistically expect kar sakte hain? 5%? 10%? Ya Gurgaon mein ab woh scene nahi raha? Also, all-in cost calculate karte time, what hidden charges should I watch out for beyond PLC and stamp duty? Suna hai possession ke time bohot kuch nikalta hai. Koi experience share karega?

Dekho, 1.8 Cr for 3BHK in 63A isn't unheard of, especially if it's a premium tower or specific configuration. But for a first-time buyer, it's definitely on the higher side. Negotiation 5% toh mushkil hai, maybe 2-3% if you push hard and pay in full quickly. Hidden charges mein GST on construction component bhi rehta hai, jo log bhool jaate hain. Plus, legal fees for agreements, electricity meter charges, etc. The total cost can easily swell by 10-15% over the base price.
Kya aapne builder se actual carpet area pucha hai? Bohat builders super built-up area dikha ke price inflate karte hain. 1.8 Cr mein kitna carpet area mil raha hai? Negotiation toh tabhi hoga jab aapke paas strong points honge. Aur haan, check RERA for their past projects' delivery timelines.

Carpet area is key! Builder ka sales guy ne toh sirf super built-up bataya tha. Maine press kiya toh bola 1400 sqft super built-up hai, toh carpet approx 950-1000 sqft hoga. Yeh difference bahut bada hota hai price per sqft mein.
Pegasus ka track record check kar lena pehle. Mera ek dost fas gaya tha इनके प्रोजेक्ट में Baharampur Naya ke paas. Possession delay hua tha 2 saal. Hidden charges mein ek cheez aur add kar lo - infrastructure development charges. Builders last moment pe nikalte hain ye sab. Aur agar bank loan hai, toh processing fees bhi add hoti hai.

Woh Sector 65 wala tha, 'The Serenity' kuch aise naam tha. Abhi tak possession nahi mila hai logo ko fully. Builders ki baaton mein mat aana jaldi.
Baharampur Naya wala project kaunsa tha? Name bata sakte ho? Pegasus ka naam toh suna hai, but delays ka itna idea nahi tha.
Negotiation ka scene ab pura khatam ho gaya hai yaar. Builders ab fixed price pe hi chalte hain, especially if it's a popular sector. 5% toh bhool jao, 1-2% bhi mushkil se dete hain. Maine khud experience kiya hai. Focus on getting a good deal on the all-inclusive price, not just the base price.

Bhai, 1.8 Cr for 3BHK in Sec 63A from Pegasus? Seriously? That's insane for a first-timer. Negotiation ka toh pata nahi, but this price point itself is a red flag. Gurgaon mein market kaafi high hai, but itna bhi nahi ki aapko ye rate mile. Hidden charges mein club membership, power backup, IFMS, maintenance advance... list lambi hai. Be careful.
Agreed! Gurgaon mein builders kaafi demand kar rahe hain. Hidden charges toh ek alag headache hain.
