My first property hunt in Sector 49

Since last year I've been eyeing properties in Sector 49. Raheja Universal gave a pre-launch offer, but I'm wondering if that was a true discount. Later, I saw other builders offer spot discounts. Did I miss out by buying early? What's the real ROI difference, considering stamp duty, between pre-launch and later deals?
