₹85 lakh for a 2BHK in Sector 35 — my EMI vs rent math is finally pushing me to buy. So fed up of renting! What's the *real* all-in cost? Beyond property price, what are actual stamp duty, registration, and PLC figures for Faridabad? Do builders like Goyal Estate Agency hide charges till possession? Any tips to avoid nasty surprises?

Totally get the EMI vs rent struggle! I'm in the same boat, fed up of paying rent. But yes, those hidden costs are a nightmare. Heard stamp duty is around 5-6% for women buyers, is that true for Faridabad too?
Aur registration charges max ₹15-20k, but legal fees add up.
Haan, Faridabad mein women ke liye 5%, men ke liye 7% stamp duty. Registration alag.

Yeah, for new projects in prime pockets of Sector 35, PSF is easily ₹7500-9000. So ₹85L for a 2BHK (assuming 1000-1100 sq ft built-up) isn't totally off, but you need to check the exact carpet area and what amenities are included. Builders often inflate built-up area to show lower PSF.
But if it's a good location and offers modern amenities, maybe the price is justified? Any idea about current PSF rates in Sector 35 for new projects?
Sahi baat hai, Sec 35 mein itna price? Maine bhi suna hai Goyal Estate ke baare mein. Pura budget hila dete hain.
