Sector 80 mein prices itne high kyun hain? Brokers bolte hain affordable hai, but on-site jaao toh PLC, floor rise add karke budget out ho jaata hai. My budget was around ₹70L for 2BHK, but Gaursons ya ACE Group ke projects mein toh ₹85L tak jaa raha hai. Is it worth it? Koi negotiation hota bhi hai kya?

Negotiation ka scope kitna hota hai in projects? Brokers toh bolte hain kuch nahi, but I heard from someone that builders do give discounts on PLC if you push hard, especially towards month-end ya quarter-end. Kya yeh sach hai ya bas rumour hai? Maine toh suna hai ki agar aap bulk booking kar rahe ho toh thoda bahut mil jaata hai.
Meri toh puri budget out ho gayi thi. Maine Alistonia Estate ke paas kuch plots dekhe the, wahan shayad budget mein kuch mil jaaye. Ab toh ready-to-move options hi dekh raha hoon, at least hidden costs aur delays ki tension nahi hoti.
Broker toh bas apna commission dekhta hai. Direct builder sales team se baat karo, sometimes they give small offers, like free parking ya modular kitchen, but not a huge price cut.
Haan, negotiation hota hai but sirf base price pe aur woh bhi limited. PLC (Preferred Location Charge) aur floor rise toh almost fixed rehta hai, usmein builder rarely budge karta hai. Maine Ajayabpur mein ek plot dekha tha, wahan thoda scope tha for negotiation, but apartment mein mushkil hai 10-15L ka difference.
Dekho, Sector 80 ab prime location ban gaya hai connectivity ki wajah se. DND aur FNG ke paas hai, isliye rates badh gaye hain. 70L mein 2BHK ab toh mushkil hai unless it's a very old project ya phir builder ka reputation theek na ho. Current market conditions mein construction costs bhi high hain, aur interest rates bhi stable hain, toh builders ke paas price hike karne ka reason hai. RERA ke baad transparency aayi hai, but prices bhi badhe hain.
Totally relate! Main bhi Gaursons aur ACE ke projects dekh raha tha, but jab final quote aaya toh I almost fell off my chair. Builders toh bas base price batate hain, phir parking, IDC, FFC, club membership, electricity meter charge... sab add karke 10-15L upar ho jaata hai. Kya fayda itne paise dekar jab delivery bhi time pe nahi milti?
ACE mein bhi delays hain, dost. Aur hidden charges toh unke bhi kam nahi hain. Plus, quality ka bhi issue ho sakta hai baad mein. Ek baar RERA website pe complaints dekh lo, sab clear ho jaayega.
But what about ACE? Unka track record thoda better hai na? Maine suna hai ki unke projects thode timely hote hain.
Sahi keh rahe ho. Mera friend Alpha I Greater Noida mein ek project mein fasa hua hai, possession date do baar extend ho chuki hai. Builders bas profit dekhte hain, buyers ki problem koi nahi sunta.
