My first time buying: brokers vs direct builder
Okay I'll be honest — I completely underestimated how confusing this process is, especially with all the brokers around. I'm looking for a 2BHK in Chandigarh, maybe Sector 37 or even Zirakpur, keeping my budget around ₹80-90L. Been checking out projects, even Altus Space Builders. Every broker promises the "best deal" and "exclusive discounts" if I go through them. It's making me really skeptical, tbh. Should I just go directly to the builder's sales office? I feel like brokers might add their own cuts or inflate things. Do they actually have leverage for spot discounts or better payment plans, or is that just a sales tactic? My parents keep saying direct is always better, but I'm not sure if that holds true in Chandigarh's market right now. Any experiences with this? I want to maximize my ROI, so every lakh counts.

Totally relatable yaar! I'm in Mohali but facing the same broker dilemma. They make it sound like they're doing you a favour. Direct builder option feels safer, but then you miss out on 'exclusive offers' they keep dangling. Confusing AF.

Exactly! And then they push you to builders with higher commissions for them. Happened to me in New Chandigarh. Be careful.
