Since January I've been shortlisting flats in Noida, mostly under-construction projects. My budget is around ₹78L for a 2BHK. Everyone keeps saying UC projects offer better appreciation but honestly, I'm losing hope. Just last week, a builder in Sector 150 (not naming names yet) quoted a price, then added 'preferential location charges' and 'internal development charges' which were almost ₹5L extra! It wasn't in the initial discussion, ab samajh nahi aa raha. My parents keep saying to go for ready-to-move but the premium is too high. Is this normal for UC? Did anyone else face this with hidden costs? What did you do?

Dekho, hidden costs are a reality in UC projects, especially in popular zones like Noida Expressway and Sector 150. Builders know the demand. Always ask for a 'total cost sheet' upfront, not just the per sqft rate. Make sure it includes everything – PLC, IDC, GST, registration, IFMS, power backup, parking, society charges, everything. And compare that with RTM options nearby. Sometimes the 'premium' for RTM is worth the peace of mind and knowing the final cost. Current market mein, RTM inventory bhi badh rahi hai, toh negotiation ka chance hai for genuine buyers. Don't rush into UC just for the 'appreciation' promise.
Yeh toh sabke saath hota hai. Par yaar, ready-to-move mein at least aapko pata hota hai ki kya mil raha hai aur kab mil raha hai. UC mein toh possession date bhi extend hoti rehti hai. Builder ka RERA registration number check kiya tha kya?
Sahi baat hai, RERA bhi poora guarantee nahi hai. Due diligence bahut zaroori hai. Sirf RERA number dekh ke mat book karo.
U7, RERA registration toh tha, but usse bhi builders nikal jaate hain. Mera ek friend hai, Ajayabpur mein project liya tha. RERA ne possession date di thi, but builder ne force majeure clause laga ke 6 mahine aur delay kar diya. Kya kar sakte hain? Court case mein kaun padega.

Unhone base rate diya, phir floor rise, corner charges, power backup, club membership, GST... itna sab add kiya ki ₹78L ka 2BHK ₹90L cross kar gaya. Parents ki baat sun lo, RTM mein thoda negotiation ka scope hota hai aur hidden costs kam hote hain. UC mein toh bas regret hi milta hai, upar se possession delay ki tension alag.
Exactly! Yeh PLC, IDC toh theek hai, but fir maintenance, society charges, electrical connections, parking... list khatam hi nahi hoti. Aapko builder ne pehle kitna bataya tha total price? Kya unhone ek complete cost sheet di thi?
Haan yaar, Alpha I mein toh yahi scene hai. Builder bolta hai price final hai, but fir jab agreement banta hai, sab add ho jaata hai. Bohat frustration hoti hai.
U3, they usually quote just the base price per sqft. Baaki sab baad mein add karte hain. Mere saath Alpha I Greater Noida mein hua tha. ₹4500/sqft base tha, but with all charges, it went to ₹6000+ per sqft. RERA ka bhi koi fayda nahi hua, hidden costs they call 'statutory charges' or 'development charges' jo initially mention nahi kiye.
Totally normal bhai, builders ki purani trick hai. Mera bhi yahi haal hua tha jab first time ghar dekh raha tha. Yeh log base price bolte hain aur baaki sab 'extra' mein daal dete hain.
