Not proud of this but I overpaid for my 3BHK on a higher floor in Primex Infratech, Sector 33A. Just got possession last month. The floor-rise premium and PLC seemed fine for views, but ROI-wise? Not so much. Are these charges for 'premium' floors ever worth it for an investor in Greater Noida? Or is it just builder hype?

Same pinch, U1! I booked a 2BHK in Alpha II, Greater Noida West last year, also thought higher floor means better appreciation. Builder ne itna hype kiya tha ki 'unobstructed views' aur 'better light'. But ab lag raha hai only resale value will suffer. Mera friend bought on 3rd floor in the same building, paid way less, and his rent is almost same as what I could get. Plus, lift issues are common in these high-rises, so sometimes higher floor feels like a curse. It's a constant struggle.
Sahi keh rahe ho yaar. Primex Infratech ka toh track record bhi utna strong nahi hai. Views ke liye itna extra dena, woh bhi Sector 33A mein, sounds risky for a first-time buyer. Which floor did you end up booking, if you don't mind sharing?
U4, your experience resonates. I was looking at a project near Alistonia Estate and the builder was charging almost 150 rs/sqft extra per floor after the 7th floor. That's insane! For a 1500 sqft flat, that's 2.25 lakhs per floor extra. In the end, I opted for a 5th-floor unit because the difference in price for a 'view' was just not justifiable. ROI ke liye toh ground ya lower floors are usually better, unless it's a very unique, high-end project with exceptional amenities.
Exactly, U3! Primex ke projects mein quality issues common hain. Plus, current market mein investors are very careful about extra costs. Floor rise aur PLC se initial cost itni badh jaati hai ki resale mein problem aati hai. Buyers ab base price hi dekhte hain mostly, especially for ready-to-move properties.
U3, maine 18th floor liya hai out of 22 floors. So, quite high up. Jab book kiya tha, sales guy ne itna convince kiya ki higher floors sell faster and get better rentals. Ab lag raha hai sab jhooth tha. Mera friend ne Alpha-II Commercial Belt mein ek shop li hai, usko better returns mil rahe hain than my supposed 'premium' flat. It's a huge regret. The maintenance charges are also higher for my floor because of the 'facilities' that barely work, adding to the burden.
Bhai, totally feel your pain. Floor rise is mostly a builder's trick, especially in areas like Greater Noida where 'views' are often just other buildings.
