₹78 lakh ka sticker price tha, but my 2BHK in Sector 9, SCC Builders, ended up costing me almost ₹85 lakh all-in. Possession was just last month, and trust me, things nobody told me about hidden charges were shocking. Everyone talks about negotiation power, but honestly, Ghaziabad mein builder barely budge beyond small 'spot discounts' on PLC. Matlab, charges like maintenance advance, club membership, electricity meter, they all add up *after* you've committed. I tried to negotiate hard on these, but they just smiled and said 'sir, demand bahut hai, price fixed hai'. Is it just me, or is the 'negotiation' talk in Ghaziabad mostly a myth for end-users? Change my mind, because I felt totally cornered.

Yaar, I don't know. My experience in Indirapuram (near Abhay Khand) was different. Got a decent 3% off the sticker price and managed some charges waiver on things like IFMS.
Totally agree bhai! Ghaziabad mein negotiation is a joke. I was looking in Ahinsa Khand 1 last year, same story. Builders just have a take-it-or-leave-it attitude. It's like they know we're desperate and have limited options.
