I'm looking at two options: a 2BHK around ₹65L in Vaishali by Mahagun, or a 3BHK for ₹95L in Siddhartha Vihar from Gaurs. My focus is long-term appreciation, say 5-7 years, but acha rental yield bhi important hai. The data shows 2BHKs often give better yields percentage-wise, but 3BHKs attract a different, more stable tenant base in areas like Indirapuram. Given the typical Ghaziabad buyer profile, mostly families, which configuration do you think has a better ROI potential? Should I prioritize current rental yield or future appreciation with a bigger unit?
