Been trying to finalise a Ghaziabad investment for months from Dubai, and honestly, it's tough not being able to visit. I'm looking at a 2BHK around Gagan Vihar, maybe a Nirala India project, targeting ₹65-75L. My main concern is the *actual* total cost. Heard a lot about hidden charges. For example, how much room is there for negotiation on the base price in Ghaziabad? Is it possible to knock off even 2-3% or are builders firm? Also, how can I account for all the extras like PLC, parking, club membership, and especially stamp duty and registration? I know stamp duty can be a huge chunk. Any tips on getting a good deal or what to watch out for before signing the power of attorney? Need to make sure the ROI makes sense after all these costs.

Totally understand your stress, bhai. Ghaziabad mein hidden charges are a real thing. My friend bought in Ahinsa Khand 1 last year and the final cost was almost 10% higher than what was initially quoted. Negotiation is tough, especially with big names.
