What's the real resale scene for Shire Tirupati Garden properties in Ghaziabad? I'm looking at a 2BHK there, but buying for myself is different, even though I'm in real estate. Pricing seems fair, but what about capital appreciation in 3-5 years? Are investors actually getting decent ROI when they exit? Or is it mostly end-users? Worried about liquidity if I need to sell. Any thoughts on active secondary market?

Exactly! Main bhi yahi soch raha tha. Mera friend ne 2 saal pehle ek 3BHK liya tha Ahinsa Khand 1 mein, builder ne bola tha 15% appreciation pakka. Abhi tak barely 5-7% up
Bhai, Ghaziabad mein appreciation ka scene thoda mixed hai. Shire Tirupati Garden ka toh specific idea nahi, but generally, Ghaziabad mein end-users zyada hain. Investors ko ROI nikalna tough ho jata hai agar location prime na ho. Liquidity issue toh common hai.
