Honestly, navigating Ghaziabad property from Dubai is tougher than I thought. I'm looking at a 2BHK in Muradnagar, maybe Prasu Buildcon Llp. Pricing for a 2BHK around ₹45L seems okay. But I'm confused about construction-linked payment plans vs upfront lump sum. As an investor, which option makes more sense? Can't do site checks myself, so legal clarity aur power of attorney ka setup important hai. Plus, hidden costs ka kya scene hai? Builders often surprise you at possession time, right? Stamp duty aur registration ke alawa aur kya extra charges lagte hain for a ₹45-50L flat? Total acquisition cost jaan na bohot zaroori hai before I commit. Any recent experiences?

Yaar, hidden costs ka scene toh hamesha hota hai. Maine bhi first-time buyer hone ke naate bohot jhela hai. Stamp duty aur registration ke alawa IFMS (Interest Free Maintenance Security), club membership, parking charges, power backup charges, even electricity meter installation ke paise bhi alag se maangte hain. Mera toh 50L ka flat 55L tak chala gaya tha end mein. Power of Attorney bohot critical hai, kisi extremely trustworthy person ko hi dena, warna fraud ka darr rehta hai. CLP is safer, funds release hote hain progress dekh ke.

Agreement mein sab kuch clearly likha hona chahiye, warna baad mein surprise milta hai. Negotiate karna mushkil hai but insist on clarity in the agreement before signing anything.

Totally agree! My builder added 'amenity charges' last minute, that too a huge amount. It's a common trick.
Bhai, Dubai se Ghaziabad property dekhna waqai tough hai. Prasu Buildcon LLP ka track record achhe se check kar lena. Muradnagar mein kuch builders ke projects bahut delay hue hain. RERA website pe details mil jaayengi. Bina site visit ke lump sum payment toh bilkul mat karna, construction-linked hi better hai, thoda control rehta hai.
