Since January I've been shortlisting flats in Ghaziabad, mainly around Raj Nagar Extension and Siddhartha Vihar. My main goal is a good ROI, looking for underpriced assets. But yaar, price negotiation ka scene kya hai? Builders like Fine Space Constructions, or even the bigger ones like Gaurs, kitna discount dete hain realistically? Some agents say 5-7%, but is that true for a 3BHK in the ₹80L range? Also, pre-launch pricing ka kya experience hai? Is it actually a discount or just a marketing trick? Should I wait for pre-launch if a project seems promising, ya current market price hi best hai? Confused hu. Any tips on pushing for better deals, especially for investor-minded buyers? Is the secondary market better for negotiation?

Yaar, same confusion! ₹80L for a 3BHK in RNE sounds okay, but negotiation kitni realistic hai? Agents toh bas numbers inflate karte hain, especially for Fine Space or Gaurs. Koi real experience batao please!
