My budget is finalised, loan pre-approved — now stuck on which payment plan. I'm looking at a 2BHK in Ram Prastha Colony, maybe something from County Group around ₹70L. Builder is pushing construction-linked plans, but I'm thinking about a bigger down payment for a better deal. Is it smarter to go for CLP ya better to put more down upfront and negotiate harder? Kya builders really give better price for higher down payment? Honestly not sure. Also, total cost ka scene kya hai? Property price ke alawa, kitna extra lag jaata hai for stamp duty, registration, PLC, parking? Suna hai hidden charges bhi hote hain, especially during possession. Is it like 10-15% extra minimum? Delhi-Meerut Expressway ke paas waale projects mein kya koi extra cost lagta hai? Trying to factor everything for ROI.

Bhai, high down payment se extra discount? Mujhe toh nahi lagta builders itna dete hain. Mere ek friend ne bhi try kiya tha, max 1-2% extra diya tha bas, woh bhi after so much haggling. CLP me at least risk spread out rehta hai, especially for first timers like us.
