Okay I'll say what no one says – pre-launch offers in Ghaziabad are mostly a sham for investors. Everyone thinks early bird gets the worm, but from my experience, builders like BCC Infrastructures ka pre-launch price often isn't much different from open market rates later. Secondary market deals, especially in areas like Rani Laxmibai Nagar, frequently give way better ROI after you factor in all costs. Why pay premium for a promise when you can get ready-to-move for a similar effective price? Change my mind.

Totally agree, bhai! Pre-launch ke chakkar mein main bhi phasa tha ek baar. Builder ne delivery date extend karte karte thaka diya, aur jab finally possession mila, toh market rate already usse better ho chuka tha. Mera sara calculation bigad gaya aur budget par bhi asar pada.
Same here! Builder ne phir se date extend kar diya lol. My project near Rani Laxmibai Nagar is stuck since 2 years.
