My Govindpuri deal: Builders won't budge on pricing.
Honestly, I thought I had the negotiation game down after a couple of deals, but New Delhi's market is something else. Recently, I was looking at a 3BHK in Govindpuri, around ₹2.2 Cr from Sri Sai Balaji Developers. The quoted price sounded okay, but the builder wasn't budging much on the base rate, even after multiple discussions. Mera focus tha ki total acquisition cost kam karun for better ROI. I tried pushing for a discount on PLC and parking, but they were pretty firm, saying these are non-negotiable for premium locations. Is it just me, or is direct negotiation with builders in areas like Dwarka or Vasant Kunj really tough now? Lagta hai they just quote a number and stick to it. Also, what about hidden costs like IFMS or club membership charges that pop up at possession? Last time, I got hit with a significant amount I hadn't factored in. How much room do we really have to negotiate these 'fixed' costs? Or are secondary market deals the only place for real price correction now?

Mere saath bhi hua tha. Jab final payment karne gaya, tab pata chala ki utility setup charges aur legal fees bhi hain jo pehle bataye nahi the. Lakhon ka bill ban gaya extra. Isiliye ab secondary market hi better lagta hai.

Mera friend Dwarka mein ek flat le raha tha, usko toh GST on maintenance bhi add karke diya tha possession ke time. Always get a detailed breakdown before signing.
Sahi keh rahe ho bhai, Govindpuri mein rates waise bhi high hain. Builders ab bilkul nahi sunte. Meri bhi same situation thi Vasant Kunj mein, 2.5 Cr ka quote diya aur ek paisa kam nahi kiya. Lagta hai unko pata hai ki demand toh hai hi.
Mujhe laga sirf mere saath ho raha hai. PLC aur parking pe to unka fixed rate card hota hai, no negotiation. Anand Niketan mein bhi yahi haal tha.
