Honestly, I wish someone told me this before I moved into my flat last month. For anyone looking at the 'Gated Community' corridor in Greater Noida, really dig into the builder's past project delivery. Not sure if this area has peaked already or if there are still undervalued sectors left. What's the real ground reality for ROI here?

Haan, bilkul. Jaisa U11 ne kaha, location matters. Alpha-II Commercial Belt ke paas wale areas mein connectivity achi hai, wahan thoda better appreciation dikh raha hai. But overall, it's not the boom time anymore.
ROI depends heavily on the specific sector and connectivity. Alistonia Estate mein new projects aane se prices mein thoda jump aaya hai, but resale market abhi bhi slow hai. Current market conditions mein buyers cautious hain, aur liquidity issues ki wajah se appreciation expected se kam hai. Long-term ke liye theek hai, but short-term gains mushkil hain.
My experience mirrors this perfectly. I bought a 2BHK in a supposedly 'gated' community in Alpha I Greater Noida two years ago. The amenities shown in the brochure are still on paper. Pool kachra se bhara hai, gym mein machines aadhi tooti hain. Builder ne sirf possession de diya, maintenance ke naam pe kuch nahi. Ab regret ho raha hai, lagta hai overpaid kar diya.

Aapki baat bilkul sahi hai. RERA bhi sometimes slow process hai. Maine bhi ek builder ke against complaint ki thi, saalon lag gaye. Better to check builder's past projects physically, talk to existing residents, not just rely on sales pitches. Aur jo aapne RERA ke baare mein pucha tha, process lengthy hai aur outcome guaranteed nahi hota.

Bhai, sahi kaha. Bahut builders ka track record wahi hai. Especially jo projects 2015-16 ke time launch hue the, unka delay common hai. Builder ka naam bataoge kya jiske project mein aapne liya?
