My Greater Noida hunt: Value vs Hype
Spent the whole Sunday checking out options in Sector 18 Greater Noida. Prices for a decent 2BHK are hitting ₹90L, even for older projects. I know the Jewar Airport buzz is real and prices are up, but I'm trying to find actual value for an investment, not just chase the hype. I work in real estate, but buying for myself means I'm extra cautious. Are there specific micro-markets in Greater Noida where you've seen genuine price correction or where assets are still underpriced, maybe due to some specific reason? Or is it all just inflated now? Also, what's your take on using a broker for a builder like Daniya Infratech versus going direct? Do they really have better negotiation power or access to better inventory/payment terms that can actually lower my overall acquisition cost? Any off-the-record insights would be super helpful.

Totally relate to this! Sector 18 Greater Noida mein prices are just insane now. ₹90L for a 2BHK, that too for older projects, feels like a bubble. Jewar ka buzz sabko pata hai, but genuine investment value kahan hai? I've been eyeing properties in Alpha I, but even there, builders are quoting sky-high. Lagta hai sab logon ne prices artificially inflate kar diye hain. Main bhi first-time buyer hoon aur budget-conscious, toh ye dekh ke darr lag raha hai.
