5 site visits, 3 builders, 2 months — abhi bhi confused hoon. Elixir ka ek project Sector 38 mein dekha tha, sahi laga. But first-time buyer hoon, kaise shortlist karoon? Kya dekhoon priority pe? Builder ka track record, location, ya price? Negotiation ka bhi kuch scope hota hai kya, ya sab fixed hai?

Negotiation toh har cheez mein hota hai bhai, fixed jaisa kuch nahi hota real estate mein. Especially jab market thodi slow ho, builders bhi thode flexible ho jaate hain. Bas confidence se baat karo aur package deal mangne ki koshish karo – like free parking, club membership wagera.
Achha, to kya specific points pe negotiate karna chahiye? Like, payment plan ya final price?
Haan, maine bhi last year jab apna flat liya tha Alistonia Estate mein, tab builder ne bola tha fixed price hai. But maine thoda push kiya, aur unhone registry charges aur modular kitchen ka offer de diya. Saved me almost 1.5 lakh. So, always try. Worst case they say no.
Bhai, location dekho sabse pehle. Sector 38 theek hai but connectivity aur future development plans bhi dekho. Alpha I Greater Noida mein prices thode high hain but amenities aur appreciation potential achha hai. Price ek baar negotiate ho sakta hai, par location change nahi hoti.
Alpha I mein depends on the project, but generally 6000-7500 per sqft expect karo for good projects. Agar budget tight hai, toh thoda aur andar Ajayabpur side dekh sakte ho, wahan thode affordable options mil jayenge, but connectivity thodi compromise hogi. Usmein bhi Elixir jaise builders se bachke rehna.
Alpha I mein abhi kya rate chal raha hai per sqft roughly? Mera budget thoda tight hai.
Totally agree. Location is king. Especially in Noida, jahan infrastructure development bahut fast ho raha hai. Current market conditions mein connectivity aur social infrastructure wale areas hi best returns de rahe hain. Alpha I is a good benchmark.
Elixir ka Sector 38 project? Thoda cautious raho bhai. Unka track record utna strong nahi hai, especially possession delays ko lekar. Mere ek friend ne Alpha II mein book kiya tha unka, abhi tak possession nahi mila hai.

Sahi keh rahe ho. Builders ka track record sabse important hai. Maine bhi ek baar aise hi ek naye builder ke chakkar mein pad gaya tha, abhi tak construction stalled hai. RERA registration number check karo aur unke previous projects ki site visit karo, wahan ke residents se baat karo. Tabhi asli picture pata chalti hai.
