My Gurgaon 3BHK hunt: Uncovering hidden charges
After years of paying rent in Gurgaon, I'm finally looking to buy my own place, probably a 3BHK in Sector 2. I'm trying to get a clear picture of the *total* cost, not just the base price. Builders like Indiabulls Estate quote one thing, but then I hear about all these hidden charges that pop up closer to possession. Club membership, IFMS, power backup install... are these negotiable, or fixed? What's the typical percentage these add to the base price? Someone said it can add 10-15% on a 1.8 Cr flat. Beyond stamp duty and registration, what else should I factor in for the first year? Maintenance, property tax... any other unexpected big hits? Just want to avoid nasty surprises. What's your experience with initial outlays? Hope this helps others.

Bhai, Indiabulls ka track record Sector 2 mein thoda shaky hai. Mere ek friend ne wahan
Totally feel you! I'm looking in Baharampur Naya and facing similar issues. Builders just don't disclose everything upfront. The 10-15% figure sounds about right, maybe even more for some premium projects. It's like they want to trap you with the base price and then slowly add on layers of costs. So frustrating for first-time buyers like us!
