I work in real estate, but buying for myself in Gurgaon... it's a whole different game. Everyone glorifies new launches, especially from DLF in Sector 67, but nobody talks about the actual value. Okay, I'll say what no one says: the real price correction zones are in the secondary market. New projects are so inflated; you pay for the hype, not the intrinsic value. I'm looking for a 3BHK around ₹2 Cr. Builders won't budge much on their 'final' price, but individual sellers often have more negotiation room. For an end-user, isn't it smarter to grab an older, well-located flat at a good price, even if maintenance high hai? Ya chase the new shiny object with hidden PLC and OC charges? Change my mind.
