My Gurgaon flat possession nightmare continues

Two years ago I thought I'd finally bought a flat, but now I'm just fed up of waiting. Landlord ne rent phir badha diya, aur idhar mere project ka possession date bas aage hi badhta ja raha hai. I'm looking at Sector 102 along Dwarka Expressway, hoping for good appreciation but construction delays are killing me. Is it just my builder, ya Gurgaon mein sab infra projects ka yahi haal hai? Dwarka Expressway ka completion kab hoga, koi bolta hai next month, koi bolta hai next year. MATLAB kab tak wait karein? It's impacting property values too, right? My EMI vs rent math is getting messed up. Should I just cut my losses and look at something ready-to-move near Golf Course Extension, even if it's way pricier? Or are there still some good investment windows left along the Dwarka Expressway before prices go completely insane? Any advice on builders with good track records for timely delivery?
