My budget is finalised at 1.8 Cr for a 2BHK in Sector 67, looking at Prime Developers Gurgaon. I work in real estate, but buying for myself is different. Honestly, I think the 'go direct to builder' advice is overrated. Good brokers sometimes get better bulk discounts or exclusive allocations that direct buyers miss out on. Or are they just pushing high-commission projects? Also, these construction-linked payment plans always sneak in charges later. Isn't a larger down payment for a spot discount usually smarter? Change my mind.
