My Gurgaon investment journey: Builder quality and future returns
Visited a few projects on SPR and Dwarka Expressway last month, mostly 3BHK options around the ₹2 Cr mark. From my experience, Gurgaon market ka sentiment kaafi strong hai right now, especially near these infrastructure corridors. I'm looking at DLF, M3M, and Godrej Properties. DLF ki build quality toh always good rahi hai, but prices bhi kaafi high hain. M3M's designs are modern, but sometimes I hear mixed reviews on their actual construction finishing. Godrej Properties seems balanced, maybe a bit conservative. My main concern is long-term resale value, say 5-7 years down the line, given the steady price rise. Plus, actual construction quality after possession, not just the show flat. Kya in builders ka word-of-mouth reputation sahi hai for quality post-possession? Aur kiski properties ka ROI better rehta hai over the years, according to your data?

Exactly what I felt! Gurgaon ka market toh fire hai, especially Dwarka Expressway side. ₹2 Cr for a 3BHK is standard now, but quality matters. I'm also worried about the actual construction after possession, show flats are always misleading. Koi batao DLF ya Godrej mein se kiski actual delivery better hoti hai?
Sahi keh rahe ho. Show flat dekh ke toh sab mast lagta hai. But delivery ke baad kya haal hota hai? Kahi koi hidden charges ya
