My Gurgaon project hunt: The real cost shockers
Budget finalised, loan pre-approved — now stuck deciding between JMS The Majestic Floors and Sobha Crescent. I work in real estate, so I know the tricks, but buying for myself is different. Everyone talks about Sobha's premium tag, but is that double price tag actually worth it for the total cost of ownership? I'm looking beyond the advertised price; what about hidden charges, IFMS, and the real maintenance burden for Sobha? For JMS, being upcoming is a risk, but the price difference is huge. Does Sobha's floor plan really offer that much more efficient carpet area, or is it just super area games? And are those 'luxury' amenities even used, or just brochure bait? Yaar, I totally get where you're coming from. Sobha ka name toh hai, but woh price sunke hi darr lagta hai. My friend bought in a premium project near Airport Road and the maintenance bills are insane, like ₹15-20k per month for a 3BHK.
