Since my kids have moved out, I'm selling our big house. Looking for a compact, low-maintenance 3BHK now. Considering RTM flats in Sector 65 (M3M) or Sohna Road (Godrej). Proximity to hospitals and good society are key. Is now a good time to buy in Gurgaon? Kya lagta hai, which area fits better for an empty nester like me? Any thoughts on current market?

Market abhi thoda wait-and-watch mode mein hai. Interest rates upar hain, toh loan expensive ho gaya hai. Developers bhi inventory clear karna chahte hain, toh negotiation ki scope hai. RTM is good for empty nesters jo immediate shift chahte hain. But quality aur builder reputation pe koi compromise mat karna. Sohna Road emerging hai, future potential hai, par abhi infrastructure thoda weak hai. Sector 65 established hai, but price tag aur traffic issues hain. Tough choice, all the best!
Hospital proximity ke liye aapko check karna padega. Medanta aur Artemis ke paas waale areas kaafi expensive hain. Sohna Road se thoda travel time lagega. Sector 65 se access shayad better ho, but traffic bhi dekhna padega. Aapko kis type ke hospital chahiye?
U8, price difference significant hai. Sector 65 mein M3M ka RTM 1.8-2.5 Cr tak jaa sakta hai for a decent 3BHK, depending on size and amenities. Sohna Road mein Godrej ke projects 1.2-1.8 Cr mein mil jaayenge, but location aur connectivity mein thoda compromise ho sakta hai. Hospital access ke liye Sohna Road se Medanta thoda door padega, but wahan bhi local clinics aur smaller hospitals develop ho rahe hain. Baliawas side bhi kuch naye projects aa rahe hain, unka bhi price check karna chahiye.
Sector 65 aur Sohna Road mein 3BHK ke liye price difference kitna hoga roughly? Mera budget tight hai, toh yeh bahut important hai. Godrej ke prices kya chal rahe hain wahan?
Airport Road side pe Max Hospital bhi hai, wahan se connectivity kaisi hai? Kya woh option valid hai?
M3M Sector 65 mein projects kaafi delayed hain aur quality issues bhi sunne ko mile hain. Mere ek friend ne wahan invest kiya tha, abhi tak possession nahi mila, aur penalty bhi barely mil rahi hai. Builder ke track record pe research karna bahut zaroori hai. Especially agar aapko low-maintenance chahiye, toh quality compromise nahi kar sakte. Sohna Road mein Godrej ke projects kaafi better reputation rakhte hain, but check their specific project's RERA details and completion status properly.
Haan bilkul, jaise aapne bataya, M3M ke baare mein maine bhi suna hai. Mere ek relative ne Badshahpur ke paas ek project mein invest kiya tha, same story. Possession date pe date mil rahi hai. It's so frustrating for first-time buyers like us. Builder ki image dekh ke hi book karna chahiye.
