My Gurugram 3BHK hunt: Are real negotiations even possible?
Since last year, my wife and I have been seriously looking for a smaller flat. The kids have moved out, and our big house feels empty. We're selling our current place, so the budget is tied to that resale, around ₹2.5 Cr for a 3BHK. We've visited a few projects, including Savyasachi Infrastructure near Chakkarpur and some along SPR. The builders always quote these high prices, but how much can you *really* negotiate on the final price? I'm not talking about some 'seasonal offer'. Is 5-7% off even possible in Gurugram right now for a ready-to-move unit? It feels like they barely budge. Then there are all these 'all-in' costs. They quote a base price, but then add PLC, floor rise, parking, stamp duty, registration. My broker also mentioned some societies charge two years of maintenance deposit upfront. This adds up fast. What's been your experience with actual price reductions and surprise charges?
