Since January, I've been eyeing 3BHK upgrades from my 2BHK in Sector 43. My budget was around 2.5 Cr. These construction-linked payment plans are getting complicated. Matlab, base price ke baad PLC, floor rise, maintenance advance, IFMS, OC – it just keeps adding up. I'm honestly not sure about negotiation room on these add-ons. Is it possible to negotiate these, ya sab fixed hota hai? Anyone faced similar final cost surprises with builder payment plans? What worked to keep total acquisition cost in check for a smart investment?

Totally relate! I'm looking in Sector 65 for a 3BHK and the base price looks good, but then the final quote is like 20% higher. Same confusion on negotiation. Builder sales reps only talk about the carpet area rate, never the final all-inclusive amount. It's so misleading!
