My lease ends in 3 months and I'm honestly done with paying rent. Landlord ne phir rent badha diya yaar, pura mood kharab ho gaya. Ab finally Gurugram mein apna ghar lene ka soch raha hoon. But jab EMI vs rent ka math dekhta hoon, dimag ghoom jata hai. Log bolte hain rent waste hai, but EMI toh aur bhi high lag rahi hai initially. For a 2BHK in say, Golf Course Extension Road ya Dwarka Expressway, around ₹1.5 Cr, EMI kitni banegi? And uske upar maintenance, property tax sab add karke kya itna worth it hai? Rental yield toh 3-4% hi dikhate hain, which barely covers anything. Matlab, kya Gurugram mein buy karna sahi decision hai for end-use but also future appreciation? Koi real experience share karega?

Sahi keh rahe ho, EMI initially pinch karti hai. Maine do saal pehle Dwarka Expressway pe liya tha 1.3 Cr ka 2BHK, ab uski value 1.6 Cr ho gayi hai. Haan, EMI 90K+ ja rahi hai, plus maintenance 5-6K, property tax alag se. But mental peace aur appreciation ki wajah se worth it lagta hai. Bas location aur builder ka track record dekh ke lena, bahut scam hote hain.
U4, maine Puri Emerald Bay mein liya tha. Around 8500 Rs/sqft pada tha tab. Ab toh shayad 10k+ chal raha hai. Possession toh timely mil gaya tha, that was a relief.
Which project did you book in, bhai? Aur kya rate mila tha per sqft?
Bhai, rent is just dead money. Kitna bhi high lage, EMI toh at least equity build karti hai. Long term mein Gurugram mein appreciation pakka milega, don't overthink it.
Yaar, totally relatable! Mera bhi same haal hai. Rent badh raha hai har saal, landlord ab bina soche samjhe 10% hike kar deta hai. Jab EMI calculate karta hoon 1.5 Cr ke liye, toh woh bhi phat jaati hai. Lagta hai poori zindagi loan chukate rahenge, aur upar se interest kitna chala jaayega. Gurugram mein prices toh sky-high hain, aur uss par yeh hidden costs. Samajh nahi aata kya karein, rent dete raho ya EMI ka bojh uthao.
