Since January I've been shortlisting flats in Gurugram, and honestly, even working in real estate, buying for myself is a whole different ballgame. Saw a 3BHK in Sector 36, quoted ₹2.2 Cr. But the 'all-in' cost with stamp duty, registration, and PLC for a good floor easily crossed ₹2.6 Cr. I know what builders don't tell you initially, but these hidden charges like utility connection fees or IFMS that pop up closer to possession are just frustrating. It feels like they deliberately hide them till you're too invested to back out. And negotiating? Forget it with big names like DLF on Golf Course Extension. Has anyone genuinely managed to knock off a significant amount beyond basic offers?
