Spent the whole Sunday checking out options in Sector 61. Mainly looking at secondary market deals for better ROI. Visited a few Trehan Group resales. Kya lagta hai, secondary market mein kitna negotiation possible hai compared to direct builder? Aur resale mein hidden charges ka kya scene rehta hai, OC/PLC types? Koi unexpected cost toh nahi aati?

Negotiation kitna possible hai, yeh toh market pe depend karta hai. Gurugram mein abhi buyers ki demand high hai, toh sellers bhi zyaada negotiate nahi kar rahe. Kya lagta hai, is quarter mein prices kitne upar gaye hain? Aur OC ka clear status kaise confirm karein before finalising the deal?
Haha, builder ki website pe toh sab 'approved' hi milega! Ground reality alag hoti hai, especially for older projects. Trust but verify!
Last quarter mein prices 3-5% upar gaye hain, especially for ready-to-move-in properties. OC status ke liye, best hai ki lawyer se verification karao aur builder ki official website pe ya RERA portal pe check karo. Agent ko mat suno, they just want to close the deal.
U1, sahi keh rahe ho. Mera friend ne bhi Trehan ka ek flat liya tha Basai Road pe, 2 saal pehle. Resale tha, laga ki achha deal hai. But OC ke liye itna ghumaya, aur phir 'maintenance ka backlog' bolke 2-3 lakh extra le liye. Negotiation toh thodi bohot hui thi, maybe 5-7% max, but phir woh hidden costs mein adjust ho gaya. Make sure you get all papers checked by a lawyer, especially the OC status. Don't trust what the seller says blindly.
Exactly! OC is the biggest trap. Many sellers don't disclose if it's pending or partial. Way out toh sirf due diligence hai pehle. Ek baar deal ho gayi toh mushkil. My lawyer said agar OC nahi hai, you can negotiate harder or even drop the deal. I almost got into a similar situation near Baharampur Naya, always verify with RERA or the local authority directly, don't rely on agent papers.
5-7% negotiation is actually decent for Gurugram these days. Market bahut tight hai, especially for good properties.
Oh no, Basai Road pe bhi yeh scene hai? Main toh soch raha tha ki wahan thoda better transparency hogi. Yeh maintenance backlog wala point bahut critical hai, maine suna hai builders isko cash cow banate hain. Kya koi way out nahi tha, ya unhone bas accept kar liya?
Totally agree! Secondary market is the way to go for better value. Direct builder toh bas premium hi charge karte hain, negotiation ka scope bahut kam hota hai.
