The problem is not just Sector 89, it's the overall Gurugram market. Post-pandemic, property prices have shot up across the board, especially for projects with good connectivity and amenities. Builders are leveraging this demand. Plus, raw material costs have increased, which they use as an excuse to justify these rates. So, comparing it to last year is difficult. The 5-7% discount is a myth for well-located new projects unless it's distress sale from an investor.
9.5k for Sec 89? That's insane! Last year it was barely 7k-8k. This market is just going mad.
Tula Realtor in Sec 89 is quoting around ₹9500-₹10000 per sqft for a 3BHK, plus floor preference charges and other miscellaneous. So, yes, it's getting close to Airport Road rates now, which is crazy for its current development stage and infrastructure.
My experience with a builder in Badshahpur was similar. They showed me a 'discounted' price but then added IFMS, club membership, PLC, car parking, and development charges that almost negated the discount. It's all just smoke and mirrors. The final cost always ends up being much higher than what they initially quote. Be very careful with the fine print, guys.
I hear you! But sometimes these builders do offer 'launch discounts' or schemes. Has anyone actually managed to get a decent 5% discount on a *new* project in Gurugram recently? Any specific project names where you've seen a 5% discount actually happen? My agent keeps saying no chance.
5% is possible, but only for certain inventory or if you pay a huge upfront amount. Heard of a friend getting it in a project in Sector 77, but that was a bulk deal, not for individual buyers.
Mujhe toh nahi mila. Last year, I was negotiating for a project near Baharampur Naya, builder was ABC Developers. They were quoting 1.5 Cr for a 3BHK. After a lot of haggling, they only offered a 2% discount on the base price, that too with some hidden charges on amenities. Total effective discount was barely 1.5%. So, 5% is a dream for new launches, unless it's a very slow-moving project or distressed inventory.
Bhai, exactly! ₹1.8 Cr for Sector 89 is just too much. I was looking near Basai area for a 2BHK and even there the prices are touching 1.2 Cr. Builders are just not budging, they say demand is high. Seems like we're all stuck in this cycle.
Secondary market mein bhi options limited hain, aur wahan bhi sellers apni demand par adhe hain. Builders ko pata hai ki log khareedenge hi, so they don't feel the need to offer big discounts.
Haan yaar, Basai mein bhi same haal hai. Lagta hai secondary market hi option hai, but wahan bhi options acche nahi mil rahe.
