Budget finalised, loan pre-approved – now stuck on Prem Nagar. I work in real estate but buying for myself is different. Everyone glorifies 'potential', but Prem Nagar's monsoon waterlogging and actual school quality nearby? Is it a dealbreaker or just hype? Change my mind.

Sach bolu toh, main bhi aise hi 'potential' ke chakkar mein phasa tha Basai Road ke paas. Builders bade-bade promises karte hain, RERA mein bhi delays dikha dete hain. Prem Nagar mein waterlogging aur schools agar aapki priority list mein high hain, toh ignore mat karo. Long-term rehna hai, toh daily problems ko deal karna padega. Ek baar khud jaake monsoon mein dekh lo, tab samjh aayega asliyat, sirf brochures pe mat jao.
Dekho bhai, har area mein kuch issues hote hain. Prem Nagar ki location aur connectivity bahut strong hai. Plus, prices abhi bhi Gurugram ke comparison mein thode reasonable hain. Future mein development toh pakka aayega. Schools ka issue hai, but alternatives hain na thodi dur?
Mai toh khud Airport Road se Prem Nagar ki taraf dekh raha tha because of budget. Lekin jab apne dost se baat ki jo wahan rehta hai, usne bataya ki schools ka issue sirf distance ka nahi, quality ka bhi hai. Uske bachche ko dusre area mein transfer karana pada because of the academic gap. Aur haan, construction quality bhi variable hai wahan ke kuch projects mein, be careful before booking.
Uski location theek hai, but waterlogging sirf monsoon ka nahi hai, drainage system hi weak hai wahan ka. Aur alternatives kitne dur? Bachchon ko har din itna commute karana possible nahi hota, especially agar traffic mein phanse.
Yaar, Prem Nagar ka waterlogging toh real issue hai. Last monsoon mein toh gaadiyan doob gayi thi. Potential ka kya fayda jab basic infrastructure hi kharab ho?
