Honestly, I'm completely overwhelmed by how much goes into buying property in Gurugram. Fed up of renting, landlord raised rent again, so finally taking the plunge. I'm looking at a 3BHK, maybe ₹1.8 Cr around Dwarka Expressway. Builders always quote super area, like 1800 sqft, but the actual carpet area feels tiny. Is this super area trap eating into our real investment value? What's a realistic carpet area for a 3BHK in that range? Also, considering secondary market deals in Manesar, maybe an older Pareena project. Do you think there's more negotiation room on resale there? Is it smarter for an investor to avoid new launch premiums and hidden PLC charges altogether? Any advice on finding real value?
