Is the 'luxury' tag on projects like DLF Platinum Residences just for show, ya phir amenities actually deliver and genuinely help with investment returns? I'm fed up of renting and finally taking the plunge, but my biggest concern as an investor is if the fancy clubhouses, pools, and sports facilities shown in brochures actually translate to higher resale value or attract better tenants. Often, brochure mein jo dikhate hain woh ground reality mein different hota hai. I've heard stories where promised amenities become ghost facilities or are poorly maintained, leading to high maintenance charges without real value. My tip is to always check the builder's older projects for actual amenity delivery. Did they get OC for everything on time? Did they cut corners later? Ya phir everything was as promised? What do you guys look for during site visits to verify amenities aren't marketing hype? Any specific questions to ask the sales team beyond the usual stuff?

Sahi pakda hai U1! Ghost amenities are a real nightmare. My relative booked in a project near Baharampur Naya a few years back. Brochure mein international standard golf course aur Olympic size pool dikhaya tha, but ground reality mein bas ek muddy patch aur ek chhota sa pool jo kabhi khula hi nahi. Maintenance charges poore lete hain, but amenities ke naam pe zero. Builder ke older projects ka track record check karna is a must.

Bhai, 7-13 Cr. for a first home? Yeh luxury tag toh marketing hype hi lag raha hai for most of us first-time buyers. Gurugram ka market toh out of control hai. How do they even justify these prices for just 4 units? Investment return toh tab dekhenge jab afford kar payenge!
True, this is clearly for a very niche market. For FHBs looking at Gurugram, places like Baliawas or even Badshahpur are more realistic, though even there prices are climbing fast. Airport Road ke paas toh ab small plots bhi crore ke ho gaye hain.
