Everyone glorifies new projects, but under-construction site visits are mostly a charade for real quality checks. I work in real estate, but buying for myself in Hermitage Apartment Sohna, what should an investor check on-site for structural integrity? Not just cosmetic finish. Baad mein seepage, cracks ki tension nahi chahiye. Early plaster work ya column finish kuch batata hai? For ROI, build quality matters. Koi insider tips? Change my mind.

It's so frustrating being a first-time buyer. Har jagah risk lagta hai. I was looking at properties in
ROI ke liye build quality toh crucial hai hi. Gurugram market mein ab buyers bahut smart ho gaye hain. Price per sqft agar kam dikhe, toh samajh lo kahin na kahin compromise hai. Especially for projects like Hermitage Apartment, where the status is still 'null', you need to factor in potential delays and quality issues impacting future resale value.
OP, you mentioned early plaster work or column finish. Kya specific cheezein dekhni chahiye for structural integrity? Like, concrete ka colour ya consistency?
Bhai, ek experienced civil engineer ko saath le jaao. Wo best bataega.
U8 is right. Also, notice the joints between columns and beams. They should be clean and well-formed, not jagged or broken. If you can get a chance to see the basement or initial foundation work, that's where the real quality starts. Builders usually rush that part.
U3, good question. When you look at columns or exposed concrete, check for honeycombing – small voids or gaps. That indicates poor compaction. Also, look at the rebar (saria) if visible; it shouldn't be rusted, and the spacing should be uniform. Early plaster work can hide a lot, but sometimes you can spot unevenness or cracks developing even before full curing. Always try to see a section that's still raw.
Bhai, you've hit the nail on the head. My cousin booked in a project near Airport Road (Gurgaon side) a few years back, and it's been a nightmare. Delays, then shoddy work. For Hermitage Apartment, I'd be super careful. Have you checked their previous projects in Sohna? Kya unka track record theek hai for delivery and quality? Sohna mein competition bahut hai, so they might cut corners.
Haan, Sohna mein quality ka issue rehta hai. Builders bas jaldi bechna chahte hain.
U2, you're right to ask about track record. I did some digging on Hermitage's past projects. They have a mixed bag, to be honest. Some delivered on time, but I heard complaints about finishing quality in one of their older developments towards Badshahpur. For Hermitage Apartment specifically, the 'null' status doesn't give much confidence either.
Exactly my point! Builders just show you the fancy sample flat and distract you from the actual construction. Hermitage Apartment is on my radar too, but the thought of future issues like seepage makes me so nervous. What's the point of investing so much if the foundation isn't strong?
