Is Hero The Ark actually a good investment or is everyone just hyping it? Everyone talks location, but I'm worried about real ROI. Are people genuinely getting ₹50k-60k rental yields for a 3BHK there? What's the resale liquidity like for a 2.5 Cr flat in Sector 88? Seems overpriced for appreciation potential. Change my mind.

Dekho, every project has its pros and cons. Hero The Ark definitely has the advantage of being completed, which is a huge relief compared to under-construction projects. Location in Sector 88 has potential for long-term growth, but short-term gains or high rentals are not guaranteed. It's a high-value purchase, so do your due diligence on actual rental agreements in the area and compare prices with other completed projects in neighbouring sectors like Baharampur Naya before committing. Don't get swayed by just one factor.
My biggest worry is the resale. For a 2.5 Cr property, if the appreciation isn't strong and rental yields are mediocre, you're stuck. I've seen so many projects where people bought into the 'future potential' hype, only to struggle to find a buyer later without a significant discount. Especially if the total units are only 77, the buyer pool is also smaller.
Adding to U7's point, the current market conditions in Gurgaon are very competitive for rentals. There's a lot of inventory, and tenants are looking for value. While Sector 88 is developing, it's not yet a rental hotspot like other established areas. So, getting that 50-60k consistently might be tough. Resale liquidity for a 2.5 Cr flat also depends heavily on future infrastructure development and overall market sentiment, which can be unpredictable.
U6, I have a friend who lives in a similar complex nearby, and he says 3BHKs usually go for around 38-45k, maybe 48k if it's exceptionally done up. 50-60k sounds like a dream for Sector 88 right now, unless it's a super-luxury serviced apartment. Normal residential flats don't command that much unless you're talking about prime sectors closer to Cyber Hub or Golf Course Road.

But about the rental yield, I agree, 50-60k is ambitious. Maybe for fully furnished, top-floor units with excellent interiors? Average might be closer to 35-40k for a 3BHK in that specific micro-market. It's not Airport Road, after all.
