My Home Sanctuary Phase I investors, what's your take?
After 8 years of paying rent in Pune, honestly, I'm just fed up. Landlord ne phir rent badha diya. Finally thinking of buying something, looking at investment mostly. My Home Sanctuary Phase I dekh raha hu, uska pre-launch price around ₹65L tha for a 2BHK. Ab ₹70-75L chal raha hai for the same. Is this appreciation sustainable, ya it's just initial hype? Builder ka delivery track record kaisa hai, especially for their other Pune projects? Worried about delays. Also, rental yield kya expect kar sakte hain yaha? Resale market kitna liquid hai for these kind of projects? Investor ratio high toh nahi hai waha? Any real experiences would be super helpful.

My Home Sanctuary Phase I ka maine bhi dekha tha, but ₹70-75L for a 2BHK in an upcoming area feels a bit steep, especially with possession so far out. Is this appreciation real, or just the builder creating hype before construction even starts properly? Worried about getting stuck.
But look at the location, it's developing fast, especially near Sinhagad Road. Property prices in Pune have been steadily climbing, so maybe this is just the new normal. If you hold for long, it might pay off
Totally agree, yaar. ₹75L for a project delivering in 2031 is a massive commitment. Plus, interest rates are also high, which adds to the burden.
