Budget final, loan ready. Par Indirapuram, RNE mein 3BHKs ₹1.2Cr. Infra hype (Metro, Expressway) sab priced-in lag raha hai. Kya Ghaziabad market peak kar gaya? Change my mind.

Dekho, market kabhi peak nahi karta, it just corrects itself or consolidates. Abhi interest rates high hain, toh maybe buyers thoda cautious hain aur prices mein stagnation dikh raha hai. Long term mein Ghaziabad will always be a good bet due to its strategic location and upcoming infrastructure like the RRTS. But patience is key. Don't rush into something you're not comfortable with just because of FOMO.
Are we sure it's just hype? Demand is genuinely high, especially for ready-to-move properties. But 1.2 Cr for a 3BHK in RNE sounds a bit steep. What's the average per sqft rate you're seeing there right now?
Depends on the specific project and location within RNE, but yes, 7000+ per sqft is common now in good societies. Builders are quoting based on perceived value.
In RNE, for ready-to-move, I've seen rates from 6500-7500 per sqft depending on the builder and amenities. For under-construction, it's slightly less, around 5800-6500. So 1.2 Cr for a 1600 sqft 3BHK is definitely on the higher side, unless it's a very premium project.
Bhai, peak toh kab ka kar gaya tha. Maine 2 saal pehle Ahinsa Khand 1 mein ek project dekha tha, tab 3BHK around 80-85L mein mil raha tha. Socha thoda aur wait kar loon, ab wahi flat 1.1 Cr bol rahe hain. Dil toot gaya hai. Lagta hai ab Noida Extension hi option hai ya phir far flung areas like Achchheja.
Agreed, market fatigue is real. But also, Ghaziabad mein connectivity aur infrastructure bahut improve hua hai. Isiliye demand bhi badhi hai, especially with the Eastern Peripheral Expressway. Maybe prices are just catching up to the true value now?
Totally relate yaar! Main bhi Indirapuram mein dekh raha hoon, aur prices dekh ke lagta hai sab kuch overvalued hai. Metro ka hype toh pura cash kar rahe hain builders.
Haan, aur builders delivery dates bhi extend karte rehte hain. Maine ek project mein suna hai, possession mein 1 saal ka delay ho gaya hai. Sirf paper pe metro ka fayda dikhate hain, actual delivery date kaun dekhta hai?
