My honest take on KCC Engineers Enclave's livability and community spaces
Hey fellow Propmyna members, I’ve been looking into KCC Engineers Enclave in Noida Extension, especially since it's a completed project. With prices ranging from ₹19.87 L to ₹44.51 L and an average of ₹4200 per sqft, it definitely sits in an accessible segment for many. The project is spread across 4 acres, which for a completed development means you can get a real sense of the community feel right away. KCC Contractors & Engineers Pvt. Ltd. emphasizes quality construction, and with the project being finished, potential buyers can directly inspect the actual condition of common areas, green spaces, and any club facilities. Since RERA is not applicable, this on-the-ground verification becomes even more crucial. What does the gym look like? Are the community halls well-maintained? How do residents actually use these spaces daily? These are key questions for practical livability. For end-users, assess the maintenance standards and security. A completed project means no waiting, but it also means what you see is what you get. Make sure the lifestyle features, whatever they may be, align with your family's needs. My takeaway: visit multiple times, talk to current residents, and inspect every aspect of the common facilities thoroughly before making a decision.

Okay, so a completed project means no waiting, which is a huge plus for first-time buyers. But the RERA part and the builder's track record are genuine concerns. My take: visit, visit, visit. Talk to at least 5-6 current residents, not just the ones the broker introduces. Check the water pressure, electricity backup, security staff's attentiveness, and even the garbage disposal system. Sometimes, a slightly older project can be a hidden gem if the community is strong, but without RERA, due diligence is 10x more important. Don't rush into it just because the price looks good.
₹4200 per sqft for a 2017 completed project. Is this a good deal right now? I'm seeing newer projects in nearby sectors like Ajayabpur offering competitive prices, though they are under construction. What do you guys think about this price point?
Current market conditions mein, agar location achhi hai aur maintenance record clean hai, toh it's decent. But Alistonia Estate jaise areas mein bhi options hain, thode higher price pe, but facilities better hain. KCC mein negotiation ka scope hai kya, because of the 'RERA not applicable' status?
Market mein toh prices badh rahe hain, especially in Noida. For a completed project, ₹4200 per sqft might seem okay, but you have to factor in the age of the building and potential future expenses for wear and tear. Naya project thoda महंगा bhi ho sakta hai, but usme modern amenities aur structure guarantee mil jaati hai.
The post says possession date is 2017-12-01. That's quite old for Noida Extension. Main Alpha I Greater Noida mein flat dhoond raha tha, aur wahan bhi kuch purane projects mein plumbing aur electrical wiring ke issues sunne ko mile hain. KCC mein yeh problems to nahi aayengi after 6-7 years? Aur ek cheez, KCC Contractors & Engineers Pvt. Ltd. ka naam toh maine construction mein suna hai, but as a *developer*? Thoda research karna padega.
RERA not applicable? Aur builder ka 'Total projects: 0' dikha raha hai. Yeh thoda red flag lag raha hai mujhe. Kya matlab hai iska?
I agree with U9. Bhai, agar builder ka track record nahi hai, toh future mein koi structural issue ya common area dispute hua toh kaun sunega? Better to stick to RERA registered projects, even if they are under construction.
Haan, exactly. RERA protection nahi hai toh future mein koi issue hua toh consumer court hi option hai. Aur 0 projects ka matlab unka track record as a developer is not easily verifiable. Bahut risky ho sakta hai, especially for first-time buyers like us.
RERA not applicable ka matlab hai ki project RERA aane se pehle complete ho gaya tha, ya phir occupancy certificate mil gaya tha. Builder ka 0 projects dikhna is a concern for sure, it means they might not have done any *new* projects under the same entity recently, ya phir unka main business kuch aur hai.
Yaar, this KCC Engineers Enclave sounds interesting, especially since it's already completed. That price range of ₹20 L – ₹45 L is definitely in my budget. But the post mentions checking maintenance. Kisi ko idea hai, common areas aur facilities ka upkeep kaisa hai wahan pe? Noida Extension mein completed projects ka maintenance ek big concern hota hai.
Exactly! Maintenance charges shuru mein kam lagte hain, but phir badhte jaate hain. Aur agar society active nahi hai, toh gym aur community hall bas naam ke reh jaate hain. KCC mein current residents se baat karna zaroori hai ispe.
Sahi keh rahe ho. I visited a similar project nearby, not KCC but in the same belt, and maintenance was a huge issue after 2-3 years. Builder exit ke baad residents ki committee ban jaati hai, aur funding ka problem rehta hai.
