My honest take on Noida Extension's current valuations
Okay I'll be honest — I'm starting to worry if Noida Extension has already peaked for real gains. Everyone talks about Jewar Airport aur Metro extension ka future growth, but kitna already priced-in hai? From my experience, a lot of the 'potential' already reflects in today's rates. Sector 150 mein Godrej aur ATS ke projects ka current valuation dekho. Kya itna room hai for another 50-60% appreciation in the next 3-4 years? I doubt it. The data shows 5-10% p.a. growth, but that's average. My point is, easy money is gone. Rental yields bhi barely 2-2.5% mil rahe hain for a 2BHK in Aminabad, not the advertised 3-4%. Bahut tight calculation lagta hai for new investors. Should new buyers really jump in now, ya wait for a correction? Builders like Gaursons and ACE Group have hiked prices quite a bit. I've seen this pattern before. Jab sab bullish hote hain, that's usually when you need to be careful. Is it a calculated risk or just FOMO now? Change my mind.
