My Huda City Centre upgrade: is it a trap?
₹1.5 Cr for a 3BHK near Huda City Centre. Everyone glorifies it, but nobody talks about the hidden risks: insane traffic, water issues. Is that premium really justified? Change my mind.

It's a tough call, honestly. The connectivity from HCC is unparalleled, especially if you work in Cyber City. But the issues raised are very real. I think it boils down to your priorities. Are you willing to pay a premium for convenience and deal with the challenges, or is peace and quiet more important? The Gurugram market is so volatile right now, making these decisions even harder for us first-timers.
Sab sahi keh rahe ho. But then where should one look? If not HCC, what are the good alternatives for a first-time buyer with a similar budget, keeping future appreciation in mind but also livability? Is it better to go for a smaller unit in a better-managed society, or compromise on location for more space?
Sahi kaha. I almost bought near HCC, but then realized the actual carpet area was so small for the price. Always check carpet area, not just super built-up! Saved me from a major regret.
U4, if your budget is 1.5 Cr, consider areas like Sector 70-71. Connectivity is improving, and you might get a slightly bigger 3BHK or a better-spec'd 2BHK. Also, look into projects closer to SPR, some new ones there have better infrastructure plans for water. Appreciation might be slower initially but livability will be way better than HCC traffic, especially for a family.
Bhai, don't fall for the 'premium location' trap. My cousin bought a 2BHK on Airport Road a few years back, thinking appreciation will be massive. Now he's stuck with daily traffic jams and the society's water tanker bills are insane. For 1.5 Cr, you can get much better value and peace of mind a little further out, maybe towards Badshahpur side. That HCC premium is just for bragging rights, not for actual living convenience or long-term savings.
I visited a project near Sector 43, close to HCC. Builder was quoting 1.6 Cr for a 3BHK. Water supply was a huge concern, they admitted it's mostly borewell dependent. And traffic? Forget about getting anywhere fast during peak hours. It's a nightmare, especially near the metro station exit. Totally agree with your point.
U7, haan, we got it tested. It was super hard, high TDS. Builder said RO water plant hai society mein, but that's an additional cost and maintenance issue. So, pure borewell pe depend karna was a no-go for us. We walked away because the long-term cost seemed too high for a first-time buyer like me.
Borewell water quality kaisi thi, U2? Did you get it tested? I'm worried about hardness.
Totally agree! That Sector 43 area is a mess. I saw a place there too, and the builder promised 'future' water solutions. Future kab aayega, kaun jaane! My friend who lives there says he buys water often.
Yaar, exactly! Meri bhi same feeling hai. HCC ke naam pe kuch bhi price bol dete hain. ₹1.5 Cr is too much for the headaches that come with it.
