₹1.8 Cr for a 3BHK in GCR Ext. feels like a huge jump from my current 2BHK in Sector 82. I'm thinking of upgrading and have been checking out Hero Homes projects, specifically for their 3BHK options. Honestly, I'm already carrying a home loan, so any premium needs to be justified. I'm wondering about their on-time delivery track record. Did they actually hand over possession as promised, or were there significant delays? Also, what's the construction quality like after a couple of years? I've heard some horror stories about plaster cracks and seepage in other projects. And how about society maintenance post-possession? Is it well-managed or does it become a headache? Any personal experiences with Hero Homes would be really helpful.

For Hero Homes, if the 'Total projects: 0' info is correct, then due diligence on their financial backing and parent company is crucial. Don't just look at the project, look at who's behind it.
My neighbour booked with a relatively new builder a few years back, and construction quality was a nightmare. Plaster cracks, seepage within a year of possession. The builder kept passing the buck to contractors. RERA registered hai kya inka project? Check all approvals very thoroughly, especially if they have no prior track record. Don't go by fancy marketing alone.

1.8 Cr for a 3BHK in GCR Ext. is seriously making me rethink. Bhai, ye price toh bahut zyada lag raha hai, especially with an existing loan. Mera bhi same situation hai, dar lag raha hai.
Yaar, GCR Ext. ka future bahut bright hai. Connectivity improve ho rahi hai. Aaj mehnga lag raha hai, kal ko yahi price sasta lagega. Long-term investment socho.
Totally agree with U1. 1.8 Cr is a huge jump. For that kind of money, I'd rather look at something more established, maybe even slightly further out towards Badshahpur. GCR Ext. is still developing, the appreciation might take time.
