Rajkot — my property search is focusing on Ansal Aastha Mig Zone. I'm analyzing the 2BHK floor plans. The carpet area seems adequate on paper, but the layout efficiency concerns me. From my experience, usable space often differs from advertised figures. Has anyone found better-optimized layouts here?

It's a tough call for first-time buyers like us. On one hand, it's a completed project with possession date 2022-06-01, so no construction delays. That's a big plus. But the layout efficiency is a genuine concern, especially for 2BHKs where every square foot counts. Maybe check out a few more units if possible, and talk to current residents? What did you decide to do eventually, OP?
Yaar, but at ₹29 L – ₹30 L for a 2BHK in a completed project, isn't that a decent deal in Rajkot? I mean, with the market conditions right now, prices are holding up. But if the layouts are really that bad, it's a huge compromise. Is this price point worth it in Rajkot's current market, considering the layout concerns?
Actually, Rajkot ka market thoda slow hua hai recently, but good projects still command a premium. For ₹29-30L, you might find some good resale options in established societies with better layouts, even if they are slightly older. New projects often compromise on space to keep costs down. A completed project like this means no waiting, but also no chance to customize anything. So, if the layout doesn't work for you from day one, it's a headache.
Price point toh theek hai, but value for money depends on location and amenities. Krishna Kunj ke paas thode purane projects mein better space mil jaati hai is budget mein.
I visited Ansal Aastha Mig Zone last year. On paper, 2BHK was looking good, but the actual flat felt much smaller. The builder tends to count every nook and cranny as usable space, which isn't practical. For example, the utility area felt like an afterthought, barely fitting a washing machine. My advice, always measure yourself. Don't trust the brochures blindly. This is a completed project, so you should be able to see the actual units.
Bhai, Ansal ka track record toh Rajkot mein utna achha nahi raha hai, especially with their older projects. Carpet area aur usable space ka difference har builder ke saath hota hai, but Ansal Aastha mein maine suna hai ki kitchen space aur balcony ka layout thoda awkward hai. Has anyone actually lived there and found it practical?
Haan, same experience. My cousin almost booked there. They showed a big carpet area, but once they saw the actual flat, living room was oddly shaped and bedrooms felt cramped. Plus, the RERA number UPRERAPRJ5670 shows it's completed, but possession delays were a common topic earlier. Be careful.
Totally agree! Mere ek friend ne bhi Ansal ke doosre project mein liya tha, bahut issues aaye the space utilization ke. Krishna Kunj side mein better options mil jaate hain sometimes.
