Honestly, I work in real estate but finding my own place in Hyderabad is a different ball game. I saw some flats in Financial District, but prices are just insane now. I'm now looking at areas around the upcoming Metro Phase 2 expansion, like Kokapet ya Narsingi, hoping for future appreciation. Kya lagta hai, will these new lines really push prices up big time? I want good ROI, but not sure if it's still the sahi time near these infra corridors for a 2BHK around 1.2 Cr. Any advice on current investment windows?

Metro Phase 2 is definitely the buzzword right now. But will these new lines really push prices up big time, as the original post asks? Or is it just a temporary hype? I'm seeing projects come up, but the rates seem to be factoring in the Metro already. What's the realistic appreciation looking like?
U3, you're right to be cautious about the hype. While areas like Begumpet and Panjagutta saw significant appreciation due to Phase 1, it took some time. The real estate market always discounts future infrastructure. So, a lot of the 'potential' is already baked into current prices in Kokapet and Narsingi
U3, based on what happened with Phase 1, the initial push is huge, but then it stabilizes. The government has announced that Phase 2 will connect Financial District to areas like Raidurg and further towards Kokapet by 2026-2028. So, yes, there will be appreciation, but not necessarily a 'big bang' overnight. It's more of a steady climb once the lines are operational and people start using them daily.
Totally agree with the original poster. Hyderabad market has gone absolutely crazy. I've been looking for months, and every time I think I've found something, the price just jumps. I even started looking at Attapur, but even there, prices are getting out of reach for a first-time buyer like me.
Attapur is okay, but the traffic from there to Financial District is a nightmare. I'd rather look towards Alwal side if you want something a bit more established with decent connectivity, though Metro isn't as close there.
Attapur sounds interesting, U2. But isn't it a bit far from the main IT hubs? Any specific projects in Attapur that are actually good and connected? I'm worried about the commute.
Bhai, you're in real estate and still finding it tough? That tells me everything! 1.2 Cr for a 2BHK in Kokapet/Narsingi near Metro Phase 2? Mujhe toh mushkil lag raha hai. Prices already sky-high hain.
