Okay, I'll be honest — I completely underestimated how tough negotiation is now in Hyderabad. I'm looking at a 3BHK in Gachibowli, around ₹1.8 Cr. Even after working in real estate myself, I'm finding builders like Salarpuria Sattva are pretty rigid. They quote a "final" price. Is it just me, or has the market gotten that tight? I know what builders don't tell you, but I'm trying to figure out realistic negotiation margins. Maybe 2-3%? Or is that dreaming? Also, what about hidden charges? I'm trying to factor in everything beyond the base price – stamp duty, registration, PLC, parking. Are there any nasty surprises at possession, especially for projects near the ORR or Metro Phase 2 areas? Like, sudden maintenance fee hikes or amenity charges not clearly mentioned upfront? Any recent experiences with this in Kukatpally or similar areas?

Totally agree! Gachibowli mein toh ab rates आसमान छू रहे hain. Builders are not budging even 1% for premium projects. I tried for a flat near the financial district, same story. It's not just you, market is super tight. That 2-3% negotiation margin sounds like a dream right now.
