My investment hunt: Vinayak Homes reality check
Did a site visit to Vinayak Homes by MK Developer last week. I work in real estate, but buying for myself is totally different, yaar. This project is completed, price around ₹23.50L. Looks decent for a ready-to-move. But I'm curious about the actual capital appreciation since its launch. Kitna rental yield expect kar sakte hain? Koi actual figures hai kya? Aur resale market mein kitni liquidity hai? Matlab, 5 saal baad exit karna ho toh buyer mil jayega easily? Don't want a ghost society. Any real experiences with this project?

Yaar, main bhi Vinayak Homes ke baare mein research kar raha tha. ₹24L mein completed project, sunne mein toh bahut accha lagta hai, especially Ghaziabad mein. Lekin, 4 units ka project? Thoda doubt ho raha hai. Aapne capital appreciation ka pucha hai, mujhe lagta hai aise projects mein appreciation predict karna mushkil hai. Rental yield bhi tabhi milega jab tenants easily mil jayein. Resale liquidity ka concern toh bilkul valid hai, kahin invest karke phans na jaayein. Koi aur insights ho toh please share karna.
Haan, aur RERA ka kya scene hai? Agar 'Not Applicable' hai toh aur bhi red flag hai mere liye. Chhote projects mein usually yahi dikkat aati
U1, exactly! Price toh attractive hai, but 4 units? Ye toh society nahin, ek bade ghar jaisa ho gaya. Builder ka track record bhi check karna padega. Kya pata chhota project hai toh maintenance issues bhi zyada ho sakte hain baad mein.
