posted on 25 MayMy Ireo Grand Hyatt Residences amenity and possession doubts
Been looking for a year now and Ireo Grand Hyatt Residences keeps coming up. The brochure amenities sound amazing, but I'm honestly not sure if they're actually usable daily or just for show. Like, is the concierge service genuinely helpful, or just for emergencies? And for those who got possession, what was the actual experience like? Any nasty surprises after moving in, especially with the finishings or unexpected charges? My parents keep saying to check the small print, ab samajh nahi aa raha.

Speaking of hidden charges and amenities, apart from the base price, what about the monthly maintenance? Aur woh concierge service, is it genuinely useful for daily tasks like booking appointments or just a fancy name for a gatekeeper? My friend in a similar project near Baharampur Naya complained about extremely high AMC and no real service value.
Concierge service can be good if it's truly managed by the Hyatt chain directly, not just the builder's staff. But usually, it's more for emergencies or basic tasks. Maintenance charges for such luxury projects are definitely high, factor in at least ₹25-35/sqft per
Ireo ka track record thoda mixed hai, especially with some of their older projects. My cousin almost booked with them in Badshahpur, but then pulled out because of significant delays and quality concerns. 2019 possession date sounds okay for this one, but what about the actual handover experience? Did they deliver on time or were there last-minute issues? And was the quality maintained from what was promised?
RERA compliance was mostly fine for the project my cousin checked, but the finishing quality was a major red flag. They showed us a sample flat which was amazing, high-end fittings. But the actual flat had shoddy work – cheap plumbing fixtures, uneven paint, and even some wall cracks. My cousin had to spend extra lakhs post-possession to fix things up to expected standards. Aur hidden charges toh the hi, like extra club membership fees jo pehle clear nahi kiye the.
Exactly! Possession on paper is one thing, actual move-in is another. Did they face issues with the RERA compliance or any legal hassles during handover?
But yaar, Ireo Grand Hyatt ka location is superb, right on Golf Course Extension Road. That itself adds a lot of value. Aur completed project hai, so at least delay ka tension nahi. I heard the finishing is top-notch in their sample flats, let's hope actual units are similar.
Yaar, Ireo Grand Hyatt Residences ka brochure dekh ke toh lagta hai dream home hai, but at ₹14.5 Cr se ₹34.7 Cr, it better be! Concierge service, fancy amenities… par kya yeh sab sirf dikhaave ke liye hain? I'm worried ki after paying so much, we'll find out the concierge is just a glorified security guard, and the gym equipment is always out of order. Jin logon ko possession mil gaya hai (2019 se), unka kya experience raha? Finishing quality kaisi thi? Mere parents bol rahe hain hidden charges ke liye ready rehna, but I hope not. Bada confusion hai bhai.
Amenities toh sirf dikhaave ke liye hoti hain, asli cheez ghar ka carpet area aur builder ka commitment hai.
Bhai, bilkul sahi kaha! Yeh high-end projects mein amenities ka hype bahut hota hai. Main bhi ek similar project dekh raha tha Airport Road side, wahan bhi same doubt tha. Is price point pe you expect top-notch, not just 'good enough'. Kya yeh Ireo wala worth the premium hai for daily use?
