Most buyers only negotiate on base price. For Kalindi Kunj Road 3BHKs in the ₹80L-1.5Cr range, I've found pushing for waivers on PLC or EDC charges gets better value. What are your strategies?

My strategy has been to compare the total cost (all charges included) with ready-to-move properties nearby, even if they're a bit older. That gives a more realistic picture than just base price or PLC waivers, I feel.
